According to a study by Idealista, 37% of three-bedroom apartments sold between July and September didn't even last a month on the market. That's how fast they sold. Something similar happened with studios and one- or two-bedroom apartments: 36% were gone in less than a month. But when it comes to larger apartments, with four or more bedrooms, the situation changes. Only 29% sold that quickly.
Looking at major cities, Málaga stood out: 49% of three-bedroom homes sold in less than a month. Madrid wasn't far behind, with 47%, followed by Bilbao (46%), Barcelona (43%), and Seville (42%). Palma and Alicante reached 37%, while San Sebastián registered 36%. Above all, Pamplona was a runaway success: 57% of three-bedroom apartments sold in just one month. At the opposite end of the spectrum, Lugo barely reached 12%.
And what about two-bedroom apartments? San Sebastián was the city where they sold the fastest: 49% were sold in less than a month. Madrid hovered around 46%, Seville reached 44%, and Barcelona, 41%. In Málaga, 40% of two-bedroom apartments were on the market for less than three days. Alicante dropped to 35%, Bilbao to 33%, and Palma to 29%. Jaén, surprisingly, led the way with 69%. Segovia brought up the rear with just 8%.
As for one-bedroom apartments, Seville took the lead among the major cities: 45% sold in less than 30 days. Barcelona and Madrid tied at 40%, and Alicante reached 34%. Palma registered 31%, and San Sebastián, 23%. Bilbao was the slowest of the major cities, with only 19%. But if we look outside the major cities, Pamplona stands out: 69% of one-bedroom apartments sold in less than a month. In cities like Ceuta, Albacete, Ourense, Ávila, and Huesca, not a single one sold in that time.
In some places like Alicante, San Sebastián, and Palma, studios take the crown for sales speed. In Alicante, 54% of studios sold in less than a month, followed by San Sebastián (50%), Palma (48%), Madrid (46%), and Bilbao (40%). Seville (35%), Barcelona (33%), and Málaga (26%) lag behind. There are cities like Huelva, Lleida, Santa Cruz de Tenerife, Lugo, Vitoria, Zaragoza, and Huesca where absolutely all the studios sold were off the market in less than a month. Conversely, in 15 cities, not a single studio sold within that timeframe, and in nine others, there were no sales of this type at all, likely due to a lack of supply or demand.
Finally, larger apartments—those with four or more bedrooms—take the longest to sell. In Madrid, 36% found a buyer in less than a month, slightly more than in Seville (33%). Malaga reached 31%, followed by Barcelona (30%), Palma (28%), Alicante (26%), San Sebastian (24%), and Bilbao, which barely reached 18%. However, Huesca and Soria surprised everyone with a 67% success rate. In cities like Ceuta, Melilla, and Zamora, quick sales of large apartments were practically nonexistent.
