In the first quarter of 2025, each rental listing on idealista received an average of 35 inquiries, up 20% from the same period in 2024 (29 inquiries). The data reflects a supply crisis putting increased pressure on the market.

According to Francisco Iñareta, spokesperson for idealista: “A lack of housing and growing competition push prices up and exclude thousands of families.”

Cities with the highest annual growth in demand:

Most pressured markets in 2025:
Guadalajara tops the ranking with 108 families per listing, followed by Vitoria (106) and Pamplona (71).

Barcelona (61), Palma (57), and Madrid (42) show high demand levels.

Badajoz, Salamanca, Cáceres, and Ceuta are the least competitive, with only 10 families per listing.
Key data:
Five capitals show reduced competition, such as Ceuta (-22%) and Granada (-3%).
 Valencia and Alicante remain stable.

The surge in demand without matching supply is deepening rental exclusion.
