In June, prices registered an annual increase of 14%, reaching a not inconsiderable €2,438 per square meter, a record figure according to the latest index. If we look only at the last quarter, the increase is 5.5%. The figures speak for themselves: demand remains overwhelming and supply is practically stagnant. The result: homes that come onto the market are sold in a matter of hours and at prices never seen before.
This is no coincidence. We have been suffering from a lack of strategy and effective policies on the part of the public authorities for years. Now, the urgency is paramount: it is essential to reach agreements that will accelerate the processes and provide the sector with the necessary housing stock to balance the situation.
As for the most expensive cities, San Sebastián leads the way with €6,071/m2, followed by Madrid (€5,642/m2), Barcelona (€4,920/m2), Palma (€4,907/m2), and Bilbao (€3,646/m2). At the other end of the spectrum is Zamora, the most affordable capital, with an average price of €1,238/m2.
It's worth noting that 14 of the 51 provincial capitals analyzed reached record high prices in June, including all major national markets. The message for the sector is clear: either decisive measures are taken, or we will continue to see prices skyrocket and access to housing become even more difficult.
