According to the latest study by Gloval, Barcelona maintains an annual housing price growth of 4.9%, reaching an average unit price of €3,953/m² in 2024 (compared to €3,769/m² in 2023). The Metropolitan Area recorded a 3.4% year-on-year increase, with the average price at €2,711/m².  

Highlighted Municipalities (price per m² and annual variation):  

 Sant Adrià del Besòs: €2,248/m² (+1.9%).  

 Badalona saw a decline of -0.4% in 2024, attributed to a vulnerable area in the municipality. Excluding this zone, the trend would be positive, with a quarterly growth of 1.4% in the last quarter of the year.  
- Experts highlight Sant Cugat, Sant Adrià, and Esplugues as top performers, with annual increases exceeding 5%.
